A typical taxpayer with $160,000 mortgage and a 6% interest rate, whose income falls in the 25% tax bracket, could save nearly $3000.00 annually in Federal income taxes. Of course, peach cobbler is good any time! Here are 2 Peach Cobbler recipes that I wanted to share with you. Of course Moore County Peaches will make fabulous Peach Cobbler, but Peach Cobbler with any peaches will be yummy. Just like sharing these good recipes with you, I appreciate the opportunity to be of service in the real estate business and look forward to sharing our Recipe for A Happy Home Buying Experience. Now for some Peach Cobbler….Enjoy! Paula Deen’s Easy Peach Cobbler 1 1/2 cup self-rising flour 8 tablespoon (1 stick) butter 1/2 cup water 2 cup sugar, divided 4 cup peeled, sliced peaches 1 1/2 cup milk ground cinnamon, optional Directions Preheat oven to 350 degrees. Combine the peaches, 1 cup sugar, and water in a saucepan and mix well. Bring to a boil and simmer for 10 minutes. Remove from the heat. Put the butter in a 3-quart baking dish and place in oven to melt. Mix remaining 1 cup sugar, flour, and milk slowly to prevent clumping. Pour mixture over melted butter. Do not stir. Spoon fruit on top, gently pouring in syrup. Sprinkle top with ground cinnamon, if using. Batter will rise to top during baking. Bake for 30 to 45 minutes. To serve, scoop onto a plate and serve with your choice of whipped cream or vanilla ice cream. Recipe courtesy Paula Deen Servings: 8 to 10 servings Prep Time: 15 min Cook Time: 45 min Difficulty: Easy Joan's Easy Peach Cobbler Ingredients: • 1 stick (4 ounces) butter, melted • 1 cup plus 3 tablespoons granulated sugar, divided • 1 cup all-purpose flour • 2 teaspoons baking powder • 1/4 teaspoon salt • 1 cup milk • 1 teaspoon vanilla extract • 3 to 4 ripe peaches, peeled, pitted, thinly sliced • 1/2 teaspoon cinnamon Preparation: Heat oven to 375°. Pour melted butter into a 2-quart baking dish (11x7 or 8-inch square). In a mixing bowl, combine 1 cup of the sugar, the flour, baking powder, and salt; stir to blend. Stir in the milk and vanilla until blended. Pour the batter over the melted butter. Toss the peaches with the remaining 3 tablespoons of sugar and 1/2 teaspoon of cinnamon. Arrange the peach slices over the batter. Bake for 25 to 30 minutes, or until a toothpick inserted into the cake comes out clean. The top will be browned and the cake will begin to pull away from the sides of the pan. Serve warm with a little heavy cream, whipped topping, or a scoop of vanilla ice cream. Serves 6. This morning I heard someone say that this is the best time to buy real estate in the last 30 or 40 years due to low interest rates and housing affordability. Of course my ears perked up to that conversation and I agree with that thought. I have done some checking in our market and interest rates are around 4.75% for a 30 year fixed rate. There are even a few lenders with lower rates and mortgage money is very available. As for affordability, I did a study in our MLS and have identified quite a few homes that look like Great Deals. Here are just a few of the price reductions and new listings that got my attention. 5 Furlong – New Brick construction with more than 3000 square feet in Pinehurst. The price was reduced from $439,000 to $409,000. 84 Deerwood is a home in Pinehurst that was reduced form $465,000 to $425,000. 360 Kim Lane in Carthage – Large home with Swimming Pool, 2.46 Acres, RV Garage/Workshop. $425,000. 216 Stoneyfield in Southern Pines was reduced from $335,810. to $324,850. 203 Knoll Road in the Longleaf Golf Club in Southern Pines was reduced form $225,000 to 216,000. 842 Palmer Drive in Mid South Club was reduced from $475,000 to $430,000. 9 August in Midsouth was reduced from $475,000 to $449,000 Midsouth Club is a beautiful golf course development. Disclosure Laws >Avoiding Delays During Escrow
Unforeseen problems can arise during escrow, and closing dates are never set in stone! Lenders, appraisers, title attorneys, credit check services, or anyone who is involved in the transaction could potentially delay a closing. Stay in close touch with your real estate agent, who will notify you of deadlines and help you deal with delays.
Well-written sales contracts are the key to avoiding problems during escrow. For example, provisions can be included in the agreement that require the buyer to provide evidence of sufficient funds for down payment and closing costs, or to present proof of the ability to obtain homeowner's insurance. Because of new restrictions on insurance policies, the mortgage lender may require insurance before funding the loan.
There is also a section in the sales contract wherein the seller makes a warranty to the buyer of the condition of the property. It is important to make sure that this clause is modified to reflect the seller's transfer disclosure statement. If this is not done, the seller could be required to repair items that are found to be dysfunctional or faulty, and this could add time to the escrow period.
